What is proposed Private Plan Change 36?

Proposed Private Plan Change 36 – Ōhaupō Large Lot Residential Extension (PC36) is a private plan change request from Honeycomb Developments LP that proposes to rezone approximately 21.50 hectares of land at the southern end of Ōhaupō township from Rural Zone to Large Lot Residential Zone.

PC36 applies to land at 5, 7, and 13 Ryburn Road and 4336 Ōhaupō Road, as shown in Figure 1 below. This land is currently used mainly for pastoral farming (cropping / grazing).

PC36 seeks to amend the operative Waipā District Plan as follows:

  • Rezone approximately 21.50 hectares of land from Rural Zone to Large Lot Residential Zone;
  • Insert a new structure plan for the area to be known as the “Ōhaupō South Structure Plan” (see Figure 2 below); and
  • Amend the Planning Maps to delete the State Highway 3 Scenic Corridor overlay from the plan change land.
